The sale of Warleigh House Estate with its intriguing range of historic buildings, represents an unparalleled Waterside development opportunity. Copies of Planning Applications and correspondence regarding the possible development of the Estate with the local planners will be made available for inspection on the public viewing days.

1. THE MAIN HOUSE.

A Planning Application for the conversion of the Mansion House vertically into between five and seven units of accommodation would be subject to agreement of details to be sympathetically considered. Permission exists for its current conversion into apartments.

2. CIDER POUND AND STABLES.

There is lapsed consent for 8000 sq.ft of Nursing Home use on these attractive buildings overlooking the River Tavy. Some work was commenced including the completion of the substantial re-roofing of the Cider Pound, and the installation of a new septic tank during the late 1970's.

A Planning Application for conversion of these outbuildings into five or seven units of residential accommodation as cottages should be submitted.

3. STABLE COTTAGE.

An application to demolish this building and re-site a similar dwelling in the adjoining paddock should be submitted.

4. NEW GARAGE BLOCK.

An Application to create a new garage by the stables should be submitted.

5. DOVECOTE.

This property has a lapsed Permission for residential conversion into a two roomed cottage.

6. GARDENERS COTTAGE IN THE WALLED GARDEN.

This South facing brick and stone walled garden contains the ruins of an old gardeners cottage built into the same Listed walls.

An Application for a new residential dwelling in this one acre South facing garden should be made. There was a previous lapsed Consent for a private Hospital of some 10,000 sq.ft. granted in 1983.

7. BOATHOUSE.

Planning Permission already exists for the conversion of this building to a residential dwelling and there are no restrictions on the use. A sympathetic extension to this building which is of major importance to the Estate might be considered by the Planning Authority.



8. 16TH CENTURY BOATHOUSE.

Only the substantial walls remain of this structure on the opposite (S-W) side of the bay from the Quay. The Planners would wish this to be renovated as a Boathouse. The existing height of the walls suggest previous limited residential use.

9. GAMEKEEPERS COTTAGE.

These buildings need to be renovated and thereafter application could be made for re-instatement of residential use.
